Renting value is exactly what you do when you go to work every day. This is a great way to adhere to our rule against one-time consumption, although you can only rent something to one person at a time (drawback). By renting something, I can generally avoid degradation of the value, or at least lessen it. By renting you a house, I’m charging you for the value of the shelter and comfort, and in fact incur pretty minimal decrease in value as your usage of the house causes wear and tear. When you’re done renting the house, there’s still plenty of value left to rent out, and the fact that you’ve enjoyed a year or two of value doesn’t much matter to the next willing consumer.
When I buy rental properties I spend a lot of time finding properties, getting them repaired (I use a contractor), getting a LLC put in place and getting them rented. I have my real estate team manage the properties for me, which greatly cuts down on my involvement after the house is ready to rent. Using a property manager is a great way to reduce the amount of time spent on rental properties, but it will cost you from eight to twelve percent of the monthly rents.
That means you visit properties, review their tax histories, ensure the local market is robust and has sound long-term potential and the local rental market is one that is favorable to landlords and property owners. If you have to compete to fill your units and pay high taxes in areas where potential rental income in limited, you made a bad business decision and will have trouble generating passive income from your real estate investment. But so long as the property and market are good, you can make money.
My rental properties are typically purchased from $80,000 to $135,000 and produce $1,200 to $1,500 in rent every month. Some properties need repairs and some are almost ready to rent when I buy them. I also buy my properties below market value, which has greatly increased my net worth over the last four years. The great thing about investing in real estate is my rents and income go up with inflation. The biggest challenge for most people who want to buy rentals is figuring out what is a good deal, what rents are and if they are making a good investment. Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. So are rents higher than dividends? Maybe, maybe not. But unless you got one heck of a deal, the delta in rent over dividends will have a very tough time making up for the 6% per year difference in appreciation.

I’m a disabled Veteran, although looking at me you couldn’t tell, who is a stay at home husband. I help other veterans with their applications for benefits to the VA when I can but some of these vets and myself struggle at times with maintaining steady employment. Question: You mention receiving $200k of passive income a year, but your chart shows half of that coming from real estate holdings, and reading between the lines it appears that you hold mortgages against those holdings. Then you conclude that $200k/yr of passive income should be enough to live comfortably anywhere in the world. So are you subtracting your real estate expenses (taxes, insurance, mortgage payments, maintenance, remote property management company fees, etc.) when you report your passive income from those properties? Really I think it’s the net (after taxes and everything) that tells us what is left over to “spend” on living, right? When I set up my spreadsheet to retire early at age 47, I calculated the after-tax income I would need to live. Then I compared that to my income streams (estimating tax on the taxable income streams) to measure the surplus/shortfall. Also some good advice from GoCurryCracker: If you can minimize your taxes so you’re in the 15% tax bracket, you can possibly receive tax-free long term capital gains. I agree with your philosophy that time is more important than money as we age. I am not sure I agree with a philosophy that is fixated on needing such a large income, and would rather minimize taxes if it’s all the same on the happiness meter. Furthermore, having 20 plus income sources in the name of diversification adds stress and requires more management (TIME!). I think this is fine for those of us while young, as we have the energy to work hard. But as time becomes more important, the extra headache of managing, planning, and buying/selling our assets becomes a resented hindrance on par with the resentment we felt when working for an employer and fighting traffic each day to go to a job we hated. Every thing we own in actuality owns us, by virtue of its demands on our time and affections, and that includes investments. It also includes our home, and is a good reason for downsizing. As long as we have food on our table, a roof over our heads, and clothes on our bodies, what more do we need? I think we need to consider freeing ourselves from the weight of the chains of managing too many ventures. Personally, I plan on investing in no more than 5 simultaneous ventures ever, with the exception of some IRAs that I just plan to let sit for the next 20 years (and therefore no thought or anxiety required).
Bullshit. If you have a job, you have marketable value. Maybe it’s low value, if you’re flipping burgers, but you can create value somehow. I don’t care if you have to start out by re-renting the parking spot in front of your apartment, you can find, create, or buy something valuable worth repeatedly selling or renting, or you’re not thinking hard enough. Here’s a free idea: A lot of people want to play with 3D printers. Get 5 of your friends together and buy one. Put up a website and a listing in the local paper. Charge $50/h for printing. Set up a system that verifies if payment has been submitted and then automatically prints out the files that have been emailed to you. Split the earnings with your friends. Boom. You have passive income.

Additionally, 58% of freelancers have also had troubles with getting paid on time. This is troublesome, because while income may not always be constant, expenses certainly are.
They've delegated, automated, streamlined, systematized, etc. Not with the intention of sitting on some beach somewhere for the rest of their lives and watching the checks roll in, but with the intention of freeing up their time to create even more value that they're inspired to create, either by leading that business to the next level of greatness and service to greater audiences, or by starting a new business.
